The west end, Kanata and the Stittsville streets beside it, is where the efficient residential work is. Houses here are mostly from the 1980s onward, with regular layouts, drywall rather than plaster, sealed floors, standard-size bathrooms and driveways a crew can park on. Per square metre these are the cheapest homes in the city to clean, and a fortnightly visit on a four-bedroom house here often costs less than a weekly on a three-storey house downtown.

Two things push the time back up. The first is simple floor area, because the houses are larger: a 2,800 square foot home with three and a half bathrooms is a different visit from a 1,400 square foot one however modern it is, and bathroom count moves a quote more than bedroom count does. The second is family volume. This is the part of Ottawa with the highest share of households with school-age children and pets, and a price taken from floor area alone misses both.

New builds in the newer Stittsville and Fernbank phases bring a specific first job, which is post-construction dust rather than cleaning. A house handed over in the last two years is still releasing fine drywall dust from ducts, from above door casings and from behind baseboards, so the right opening visit is a dust-focused clean with HEPA filtration and vent covers removed, followed by a furnace filter change. A standard deep clean instead simply moves the dust around and it returns within a week.

On the commercial side, Kanata North is the largest cluster of private-sector offices in the city, and cleaning there is contract work with a difference: security screening, escorted access and product restrictions are often imposed by the tenant rather than the landlord. Those requirements narrow the field of contractors able to bid and raise the price, so ask what your building and your tenant require before collecting quotes rather than after.
