Barrhaven has grown faster than almost anywhere else in the city for twenty years, and the consequence for this trade is an unusual mix of brand-new and nearly-new housing. Half Moon Bay, Stonebridge and the Riverside South streets across the river hold a great many homes under fifteen years old, and a significant number handed over in the last three. That makes builder and pre-delivery cleans, and post-renovation dust work in basements being finished after closing, a larger share of the work here than in any older part of Ottawa.
Stacked and three-storey freehold townhouses are the second local feature and they change the arithmetic. A 1,600 square foot unit spread over three floors with a bathroom on each takes noticeably longer than the same area on one level, because a vacuum has to be carried, every tread and riser is hand work, and three bathrooms is three bathrooms whatever the total floor area says. Quotes built on square footage alone consistently underprice these units, and the crew then either rushes or asks for more time.
The rental and investor share is high, particularly in the townhouse complexes, which makes turnover cleaning a year-round rather than a seasonal business here. It also means condominium and complex rules bite: several developments require contractors to provide a certificate of insurance and to park in designated visitor spaces rather than on the private roadway, and a crew ticketed or turned away loses the appointment. Ask the property manager what is needed and pass it on before the date.
One thing to name explicitly in the scope. Finished basements with secondary suites, nanny suites or in-law apartments are common in this part of the city and are routinely left out of a room count taken from the main floors. If the basement has a bathroom and a kitchenette, say so at the quoting stage, because discovering it on the first visit is how a fixed price becomes a renegotiation.
